Before submitting an application for a HomeRiver Group home, please read through our rental requirements to ensure we're the right fit. We apply our requirement standards equally to every application we receive, and all requests are handled on a first-come basis. Applicants should strive to provide all information requested; applications may be declined for insufficient information.
Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions. A criminal background check will be conducted. Failure to disclose is grounds for denial. Arrests and pending criminal actions will not, in themselves, be grounds for denial but may be factors used along with other criteria. Convictions of any sort will be evaluated on an individualized basis. Management will consider the nature of the crime and the severity of the crime, along with how much time has passed since the criminal activity and the release from any imprisonment, parole, or probation. Persons who are listed on any sex offender list will not be considered. Persons who have a criminal conviction relating to drugs who have not provided evidence of completed drug rehabilitation will not be accepted nor will persons whose drug conviction relates to conviction for other than possession. Applicants should be aware that serious convictions relating to crimes involving violence, gang activity, arson, and injury to persons will likely be denied. Also persons who have been recently released from prison, parole, or probation may be required to provide additional information and references.Management will evaluate the criminal history on an individualized basis which may be used as one factor in the application process. Applicants with criminal history are encouraged to properly disclose the information and to provide management with such other information as may assist in explaining the circumstances and mitigating factors of the criminal history. Denied applicants may petition for reconsideration and may then provide additional information to be considered.

To apply for one of these rentals, you'll need to submit a completed pet application. Additional security deposits may also apply. Please download the document and return it to the branch office managing the home.

We are constantly adding new properties, and the listings at bmgrent.com are the first updated. Our website also has the most pictures, information and even video tours for you to view.
Utilities are the tenant’s responsibility unless otherwise stated. Some utility companies will provide an estimate. Contact the utility company for more information.
Each property has different policies regarding pets. Please refer to the listings on our site to see our current vacancies and whether or not pets are accepted for each.
We want to make sure that you see the property in the same condition you will be renting it in. Please check back after the cleaning and check-out has been performed.
It generally takes 24 hours to process the applications. Upon approval, your property manager will contact you to discuss further steps.

In order to keep our tenants safe and our owners happy, we run a credit and criminal check on every applicant.
We abide by Fair Housing Laws. Fair Housing dictates that applications must be accepted on a first come, first serve basis. If an approved application has come in before yours, we are obligated to give them the opportunity to move in to the property first.
Before you move in we accept certified funds only. You will be required to pay your first month’s rent and deposit payments with a Money Order or a Cashier’s Check. Once you are moved in and your tenant portal is set up, you’ll be able to pay online with your checking account information using an E-check.
No, we consider other things like income, length of residency etc. We base our decision off of a scoring system that includes many different categories.
The deposit will hold the property for 2 weeks.
Your property manager will ask you when you’d like to move in. A move in date will be established in your lease. When your application has been approved, you have paid the deposit and first month’s rent and the lease has been signed, you will be able to move in on the designated move in date.
